DU Version 9.1 Updates

Effective August 16, 2014 Fannie Mae will make several changes to Desktop Underwriter version 9.1. The changes are applicable to all loans submitted or resubmitted on or after August 16th. The changes are as follows:

Are there any non – QM loans out there?

Since the mortgage melt down the big push has been the Qualifying Mortgage (QM). Loans that fit the QM were most government mortgage programs (FHA, VA, and USDA) and most agency loans provided by Fannie Mae and by Freddie Mac.

Three States with High Foreclosure Inventories

Three states have an unusually high inventory of foreclosures. They are New Jersey, New York and Florida. In the United States during the month of May 2014 there were 47,000 homes where the foreclosures were completed.

Hurricane Sandy Victims Don’t Be Victimized Again

Many homes and businesses that were impacted by Hurricane Sandy also known as Super Storm Sandy was not in a federal flood area. In addition the new federal flood maps are out and have been challenged by various groups so there is a delay in using the new flood maps.

It’s getting more difficult for the self-employed borrower to qualify

My younger daughter and her husband are self – employed and it is more difficult for self – employed borrowers to qualify than ever before. The Qualified Mortgage (QM) that became official in January 2014 has pretty much eliminated the “stated income/stated asset (SI/SA) mortgage program and the No Income Check (NI) mortgage programs.

Packaging a Loan for Non-Delegated PMI Review

Underwriters that work for mortgage shops that are non-delegated with private mortgage insurance (PMI) vendors must submit loan packages for review. Those packages are subsequently reviewed by the PMI company’s underwriting team. These packages may also be reviewed by PMI management, sales professionals, and auditors.

Credit Unions and Mortgages

For years most mortgages were obtained from mortgage companies and banks. Now credit unions are heavily involved in the mortgage market. My wife and I belong to two different credit unions on Long Island. The two credit unions that we belong to are offering mortgage loans that are equal to or better than the banks and mortgage companies in my area.
